PS - I am somewhat familiar with Monmouth county, particularly west long  branch. And I too am a fan of BMW.....also know of someone who has fallen in love with the X6.

@Benjamin Riehle Inspired!! I am currently getting practice using the BP calculators. I am looking to acquire a small multi-family in the next 6 months. The plan is to use an FHA loan. The challenge has be actually getting and FHA property to cashflow. I know I have to make my money going in, however it seems that the market I am interested in is particularly hot right now so I am contemplating looking at the surrounding areas to find a deal where the numbers will work for me. I am comfortable with a property not cashflowing immediately seeing how I would be occupying one of the units for at least a year. Just need to get better at calculating PMI...etc. From what I am reading around the forums it appears that you can no longer get rid of FHA PMI without a refi. Anyway, thanks for sharing.

@Andrew Johnson I agree that the two vacant units at the $400 price point should raise a red flag. I'm not familiar with you specific area, but one has to wonder just how healthy the rental market is there.

@Jennifer Jones Are these numbers from the actual rent roll or are they just what the owner has told you?
