Who do you use as a realtor for Dayton?If you don't mind me asking.

#1, I agree with so many others here and recommend househacking in Arizona if you can. You're $15K will go farther as you'll need to put a lot less down as the first time home buyer. House hack away if you can. You'll likely get the benefit of appreciation, living cheaply, depreciation and eventually cash flow. Consider using that equity later as your personal bank to leverage and buy into other properties.

#2, out of state investing is definitely doable. I used to live in a higher cost area so began investing out of state with a trusted team. I currently have 12 doors in the Dayton, Ohio market, and I'm under contract for two more. Establish a relationship with a quality team, ideally turnkey. Or, if you have friends or family in an area reach out and ask for resources and relationships through them.

Good Afternoon, 

Tristian Cox  here from NJ. I am sitting on some refi funds and want to dabble my feet in out of state investing. I have two markets that I am considering but my biggest question is how do you even start this process. I have had a few people reach out to me from those markets. I see that that are actively doing deals. I guess my biggest question is how do you get started? Step 1: Go out there and drive around check out neighborhoods. I guess the reason why I am so hesitant is that I feel like how do I know these people from a can of paint. How do you build trustworthy relationships when you are in a different state? IDK...haha 

My personal goal is to replace my current income and make 10,000 a month in real estate. Where do I begin? I have a good paying job in education but I want to get to the point where I don't need my job to live well. Any advice welcome!

@Shawn Mcenteer my situation is a little complicated lol.. basically my wife doesn't want to house hack any more. I would love to pick up another multi in NJ like a four family, but she wants a four bedroom house. Problem as you know NJ is sky high right now. I dont want to kill my DTI with buying a 6-700K 4 BDR house.. sighs!

Good Morning, 

I am married and have a two year old kid. My wife and I are both employed with 6 figure jobs. I bought a two family for 185K in 2016. I house hacked and lived in it for the past 5 years (thank you BP) lol. That strategy has changed my life. The house is now worth 350-400K. I am thinking about pulling out the equity. My wife wants to buy a 4 BDR house (I live in NJ) which is sky high right now. Long story short, I would like to take some of the cash and grab an out of state multifamily. Does anyone have suggestions where I can purchase an out of state multifamily for less than 100K. I am looking to invest out of state because the prices in NJ are insane. Also if anyone has any general adult advice for someone to make smart decisions with investing lol I am open to that as well lol

Thanks @Nicholas Covington this is year 2 for me as a landlord and one of my better tenants is moving out. I loved them because they kept the place clean and paid on time! I want to get another good tenant in there so I am attempting to be diligent.

Is it legal to ask for bank statements for prospective tenants in NJ?

I did a walk through in the beginning of their lease and have that information. I am going to do the walk through but wanted to make sure I wasn't missing anything besides walk through. I was also confused on how the process works. So they basically vacate the property in its entirety and I do a walk through make sure the place is good, and then issue their SD back to them.
