Cash on Cash is too low for me. Based on the ARV and rehab cost, would have to purchase closer to the low 100k or below.

I just got an email from them too. From some research, they seem to charge origination fees up front, which is sketchy to me. I'm still researching them. If others have info, please share. Thanks.

My goal is to own multi-family complexes. I have a couple of residential properties at the moment, but want to move to multi-family. I will join a CRE, get experience, and focus on multi-family.

I would like to invest in multi family. Just passed my real estate exams. What are the pros and cons of joining a commercial broker vs residential broker?

@TJ Sinn, Welcome to BP. I invest in the Twin Cities area. If you are starting out, I would recommend you house hack, which means you purchase a 2-4 units property, live in one, and rent the others. But feel free to reach out if you have any questions.
