Hello, I have been working on 6 unit new construction apartment and we should be finished in one to two months.  We will have building insurance but I would like some inputs on if I should make Tenant insurance optional or Mandatory.  Would love input on pros and cons of having Tenant insurance required by tenants.

I've started using Buildium end of last year.  Took little learning curve at the beginning with loading 3 properties but happy with client and landlord portal and overall experience. Plan to move over more properties on it this year.

Auction dot com has been one of my main sources for finding good deals. At the beginning, prior to bidding, share the potential winning bid, rehab cost and ARV with top 1-3 bridge/hard money lenders. Once they approve, I am very confident to submit the bid and close the deal. After so many deals you kinda know which lenders you can trust to close on time and expect same closing results every time.

I guess with out knowing the type of space, I would start at ICSC.org and try to connect with national brands. Im in Southern California and I've seen older spaces converted to trendy food courts aswell. Check out Anaheim packing district. Hope this helps...
