We have used Olive Glass and Marble for three different projects. They are priced well and have great customer service. They even did a good job on a renovation we were doing while I was out of the area. Worked well with the GC, got the job done on time, and stayed on budget.

I have a RIDICULOUSLY good property manager if you need a recommendation. the market for rentals here is very good for SFR.

@Paul S., I am not sure if this is still a valid question for you but we have a roofing company we have used in the Fayetteville area. Norato Roofing did two jobs for us in the past and we would use them again.

Thank you @Lee Huffman, that is great information and is basically the structure we are pursuing. I am glad you hear you have had success using that model. I might be interested in doing business with your broker as we are currently pursuing investment opportunities in NC as well.

@Lee Huffman, what type of loan structures are you using for your cash-out refi? Local lenders or big bank? Have you used the "delayed financing" structure before? Any pros/cons to different structures?

We are looking to go after a similar model to buy rental rehabs, and hold/rent for cashflow. When doing these buys have you guys been using the LLC?
