This how things have worked, in waves. The market climbs as everyone gets in and the assets become less available, the assets become "more valuable" due to the demand and lack of stock.

Then, in time, the over inflation of the actual value caused by the newbies and late jumper onners crashes and almost always to a change in rules by the banks.

A "Correction" or whatever you wanna call it. Its the exact same way the stock market works, but much slower obviously.

The newbies and uniformed won't jump ship till its too late the the big guys who knew when to sell sell sell, have cash to buy up all the steep discounted deals.

To be an investor you gotta know how to roll with whatever is happening, right before its happening.

Those higher end numbers are closer, BUT. None of them will tell you the whole story.

Inspectors are only allowed to tell you about code, life safety, systems function, etc.

They can't tell you much else. Its a start. But you wont have a list of cosmetic issues or maintenance issues, you won't know the cost to replace/repair or even if its required. You will only be advised to "seek professional advice".

I am an accredited inspector, and I can tell you 100% that most inspectors don't know anything outside of what they learned in a class about construction. They will often miss simple things and cannot answer a majority of questions about your inspection. Its not a bad idea to get one though the actual liability they can be held to is very very minimum, as long as they don't stray from their strict guidelines.

Personally I would find someone who can give you all the info you need in one stop, (not only the problems but offer solutions, including cost of those solutions) OR hire a pro to walk the property to inspect what the inspector won't and to answer the things he/she can't.

Overall- I not only see nothing wrong with the OP's question, as many have known the exact behavior he is talking about. Some have chosen to divert from the point he was attempting to make in order to respond with self-righteous statements of grandeur and non-judgement of others.

FYI- proclaiming yourself above the use of a word instead of just responding to the question isn't just self-righteous, its also very telling.

There is a difference between people being firm in their beliefs and self-righteous, there is nothing wrong with being firm and confident...but if you really are then you don't need the "Shut up and listen to me" attitude that turns if from one to the other.

I have found VERY FEW who are arrogant and stubborn are also successful and if they are telling you flat out thats how they are with their attitude on display, you should thank them for not wasting your time.

What's ironic? Maybe your binary belief is only for you, you APPLIED it to everyone else. You can certainly communicate your circumstances and tell your story, but somehow i'm the a-hole for saying that your truth may not be others truth?

If you fell into one of those 2 buckets you have presented, that's unfortunate for you, I can promise you that's hardly everyone.

LoL, you are silly.

If you have an issue with what I said, then talk about what I said and stop having a tantrum about me saying it. That may clear up an issue instead of you working real hard to create one. ;)

In my Humble view...there is no reason for most investors to do an LLC. Judges aren't dumb and LLC's aren't magic. If you are just a dude with some property hiding them in an LLC that YOU control...not only will you pay a lawyer to rep your LLC (because you can't rep your own LLC...or you prove its fraud) AND you get to pay one to argue in court that you aren't just hiding (alias) behind the LLC.

Now...if you own a ton of stuff already then sure....but there are MUCH better ways than an LLC, in my non-lawyer (not a paid liar) view to protect yourself in this business. MUCH MUCH MUCH better ways.

Local banks or pay high rates. Really your only options beyond finding a private investor that is looking for long term ROI (I've seen 6% for 15yrs)
