Thanks for all the feedback, gentlemen. The wholesaling idea is something that I overlooked and makes sense from my position. I will up the volume on my send-outs; I need to do a lot more casting before I catch one.

Still in search of that first deal. Failed attempt #1 was pursued with a letter of intent which I sent to the address on file at the assessor's office. Through my carpentry abilities, I articulated well and made it known that I wanted to tend to this property in distress. Is this the wrong approach when it comes to being intrusive? Thoughts?

Would like an all-in-one platform to consolidate cash flow in one sweep. In my preliminary findings, I have grown partial to what turbotenant has to offer. Any objections to turbotenant software?

Hello All, 

Doing some research on tenant payment software. Looks like turbotenant is the no-nonsense option that has all the basics. Let me know if anyone has a preference for another software.

My knowledge of real estate is very minimal. A complete outline of the whole process would be great and seems pretty lucrative if you know what you're doing. Happy Easter, everyone!

Thanks for the input. Finding a multifamily property is on the top of our to-do list, but they are hard to come by. Also, properties worth saving may be outside of our financing options at this time. I am currently getting my bachelor's in accounting to understand the ins and outs of tax law, a topic that will be a headache if we don't have a large enough portfolio to offset our high income.
