Does anyone in Nashville/Middle Tennessee have a good roommate lease or know a good lawyer who does roommate leases?

I would say neither as well. The way I see it, I want as little of my own money in a deal as possible. Let the tenants pay down the mortgage. Keep the tax deductions from paying interest. Use that money you would have used to pay down the mortgage for other investments. When I worked in commercial real estate financing all the richest clients I worked with carried the most debt. They looked at their properties like perpetuities refinancing them and pulling out cash every 5-10 years until they had pulled out more than their initial investment and practically speaking had none of their own money invested.

The market is crazy today across the US. I’m currently in an online class of realtors all across the US and we were all talking about the lack of supply and competition between buyers.

I’m based out of Nashville, TN and similar to Texas a lot of people are flooding in from New York and California and are willing and able to make cash offers above list.

To answer your question quickly.

I’m seeing houses go for around 8% over ask in my area. Depending on the home could be more or less.

Hello Agents,

I am looking for tips on generating leads in a new place as a new agent. From what I've seen a large part of generating leads is reaching out to your sphere of influence. 

What is the best way to generate leads when you have NO SPHERE OF INFLUENCE. I am from California and after college moved out to Nashville. I know a few people from college who also moved here, but none of them are buying or selling yet. I have built a good knowledge base in the area and am comfortable with contracts and working through deals, but I feel like I am hitting a wall with leads. Oh also Nashville's market is so crazy right now that houses are put on the market on Thursday and gone by Sunday with no open house. So I'll take any open house tips, but they aren't the most relevant to my current situation.
