You would NOT, but lots of other people are either willingly or reluctantly to do so.
Personal forces are always at work, whether the market is going up or down. e.g. divorce, two parties would like to separate the asset ASAP, so sell it quickly; mortgagers become delinquent, before they're foreclosed on, they want to sell ASAP so that their credit won't be hit hard, when investors show up and offer cash to close quickly, this is a win-win situation, etc.
Things like this are constantly working in the market, this is usually where flippers and wholesalers find their great deals from.
Just like Brandon Turner and David Greene says, good investors buy from distress.

Yes, definitely check out your local real estate club, just search Real Estate investing club + your city.

Also, attend meet ups on meetup.com where your local investors meet, network with them, you'll find good quality people.

What's the difference of building a 2 vs 3 unit?

I thought the more bedrooms, the better value you add, in this case, the more rental income you'll get, isn't that right?

Definitely buy another real estate, stock market fluctuates too volatile, taking HELOCs out with a relatively high interest rate, I'd definitely re-invest into another real estate which is much more stable than stocks.

I constantly hear my fellow agents in my office getting new listings from DM.

The key is consistency, they do it at least twice a month, if your face stops showing up in their DM for over a moth, they'll forget you.

@Shiloh Lundahl I could agree more you. Excel/Google Spreadsheet is the most efficient and cost effective strategy, not only for managing rental portfolio, but also your CRM. Much better than any other fancy software out there which are very costly and buggy.

On BP, picking a great deal -> rehab it -> either hold or resell it, or do the BRRRR (Buy -> Rehab -> Rent -> Refi -> Rent) strategy, you will love it, people on BP think this is an art, we enjoy the result as much as this process, if you buy a turnkey project, you'll lose half of the joy, also probably a great portion of the profit. Have fun!

All these types of education are usually not worth of it, those knowledge might be good, but I believe you could get there here on BP easily for free, just timeblock 30 mins to spend on BP every single day, I'm sure you'll learn all those things.
