Apologies if this inquiry already exists. I just completed my first BRRR in Philadelphia and am looking to take a HELOC against the investment property. Anyone have a good vendor to use? Local or national.

Hi! I'm closing on a 3br property in Philadelphia 19104 that I would like to rent out to Section 8 when rehab is complete. I'm looking for a good property manager who is also well versed on Section 8.    I'm new to Section 8 and would also like to know if PM's can help screen S8 tenants?

I currently invest out of state and need a notary present for signing on settlement day.  I have the classic dream of quitting my W2 and traveling all while still investing in real estate.  For those who have invested while abroad, is it possible?? Share your success stories?

Hi guys,

I finished grad school last January '22 and am sitting on top of student loan debt.  I hope to get pre-approved for my first conventional loan in the St. Louis, MO, area as an out of state investor in the next 6 months ($50k-$200k loan,  $20k down).  With payments paused, I have not paid a dime of student loans yet. I'm gainfully employed but do have a gap in employment history due to schooling.    I can't be the only one in this boat --- Can I still get pre-approved?

If you know of any strong STL area lenders, please drop them here too..
