Post: Which do you prefer direct mail or bandit signs?

In my area bandits are difficult to keep around. They go MIA quickly if you don't rotate or find a home that's visible but hard to get to on foot. My handwritten direct mail campaign gets me roughly a 2-3% return. With my conversion rates I end up spending around $400-$500 per deal I pick up. Keep in mind I'm targeting NOD's and Trustee sales which end up being mostly short sales.

I've tried both and the problem with simulated is well they look simulated. As soon as someone notices that it isn't real ink it fails to become personal which is the whole reason to send handwritten in the first place. I get a much better response with hw's and the cost is not much more anyhow. I pay a stay at home mom .25 a piece to hand write the envelope, mailer and stuff and mail.

There's no magic pill here as most agents have been taught there's only one way to sell real estate so expect tons of questions however, I do believe it is unarguable act of disclosure. "Seller is investor purchasing property through a short sale in a SEPARATE transaction. Escrow w/your buyer is NOT a short sale;however seller must receive written consent from existing lien holders&acquire title free from liens in order to transfer clear title to your buyer."
