On market deal,  motivated seller. Literally no repairs needed. We’re getting applications does people who don’t meet credit score requirement. I think we’ll get something lined up within the next two weeks.

SFR turnkey deal in Columbia, SC. 15%-18% cash-on-cash projected.

What made you interested in investing in this type of deal?

Looking for solid income producing rental in SC.

How did you finance this deal?

Conventional 30 year fixed mortgage.

What was the outcome?

Deal closed in September, aiming to get this rented by end of October.

Hi Josh, Is the property located in Charleston County? I think you can do much better than that (8% to 12% cash-on-cash) with more upfront equity, although it depends on the area. Just my opinion, feel free to shoot me a message to help.

Nice job. I should say though that this deal looks like a best-case scenario rather than what to expect on a typical BRRRR deal. I've done 2 in Fayetteville and have yet to come close to that kind of equity creation. Good job finding a deal too!

I had a mostly positive experience with Roofstock. Bought a SFR in Milwaukee in December 2018. The process went mostly smooth, other than the house being already rented out when it was advertised as vacant. But it was a good deal, property priced below appraisal by $14,000. We will see how it turns out.
