You know what guys, I think this guy is wholesaler himself! His ARV and MAO is spot on! No wonder he doesn't want to work with me! I'll offer him a joint venture to split the profits and I'll leave it at that.

@Brandon L. I do plan to get my license this year actually. Wholesaling is perfectly legal in my state but I just wanted to do it the right way. I don't want to get paid outside of a contract and assignment. 

@Brandon Krieg it's not on the MLS ( I don't think) but I found it as FSBO on Zillow. Do you think he listed it with an agent as well?

Thanks @Bill Plymouth...my "list of buyers" is just just a list of people who I know paid cash recently for properties. This is my first potential deal so I have never worked with them. If I bring them to the property I am afraid he'll try to go around me and get the buyer's direct info. Also, if I am bringing together a buyer and seller and getting paid am I acting as an agent? I plan to get my license but I don't have one now. 

@Christopher Phillips I haven't made an offer yet because he doesn't want to be under contract. I have a list of cash buyers but I haven't sent out the offer. He JUST listed this property and I was the first one to call. It's really a good deal! If I had the cash I would buy it and do a double closing. 

@Christopher Phillips my apologies the property NEEDS a complete rehab. So it's completely gutted with just a frame. 

Hi! I am new to wholesaling and I made my first call today. Motivated seller has a fantastic price on a complete rehab and is well versed in wholesaling. He flat out asked if I was a wholesaler or a buyer and I said a wholesaler. The problem is that he does not want to work with wholesalers and said he would rather deal direct with the buyer. He said he doesn't want to be under contact because he doesn't want exclusivity. What's my next move? He said if I can link him directly with a buyer he could "pay me on the side." Do I still try to find a buyer (I don't really have a list yet) and link them? Is there anything else I can say to persuade him?  He has 2 properties and it definitely is a good deal for any investor. Should I do a hard money lend and purchase myself and then flip?
