Matthew everyone on here makes great points. I’d add that your GC/partner should know they should file w/the DOB as it will be pretty obvious when they start bringing in materials into the bldg & ppl in the neighborhood see that. NYC agency’s are sticklers for that. You don’t want to get caught out there having to stop work & pay any fines before moving fwd. Your cost estimation is really wide, you know this already & need to get that SOW streamlined for all contractors. If there are similar homes in the Queens area, especially on market, perhaps a good idea is to checkout which interior trends appeal to you & contact those contractors if they’re closely related to your investment.

Great work Dean. Although what is the highlight of the home considering it's now a AirBnB model strategy? I didn't understand that part? Beachfront? In ground pool? etc. Congrats!

Supply the seller/seller’s agent your best offer. You’ll do this by running your numbers & checking the math.

Thanks for the great post Alberto. It's bad enough to hear that this is taking place but it's even worse when they're licensed realtors. You def saved ppl lots of money mentioning bringing attention to this scam, you da man!
