This sounds like a really great investment if your numbers are correct. If the area is truly desirable for an AirBNb I'd say keep it as your first buy & hold rental door. Since you make your money on the BUY your ARV once rehab is completed is looking really attractive to want to wholesale to another. One would only think the value of such a place would increase greatly. Although you'd want to be accurate w/your monthly expenses, $1,900-, no surprises. Also take into consideration the cashout refi once appraised from your rehab. You definitely have an interesting investment here.

Agreed w/most everyone’s reply @Travis Tuttle is right why didn’t they let you know ahead of time. Something like this could’ve been an easy fix before it got worse, safety first. @Bruce Woodruff I’ve used a similar trick for hollow/solid core doors where they get out of wack. Remove the door, get a plastic zip-tie cut into place of existing screw hole & insert back all regular screws. But on the other hand if you’ve no time to go over to the place & do this bc of a busier schedule a possible handyman/door installer would do it. After their payment take that bill to the tenant for full reimbursement. Be prepared for them to only have electronic payment too. So have a Cash app or PayPal app on your phone just in case no cash.

I agree w/ @Nathan Gesner@Brett Hennessy @James Mc Ree You seem concerned about her finances & ability to pay market rates I understand that, moral code. You say she’s paying well below market so why not already have begun doing subtle increases right away? Just the thought alone of knowing something will be breaking in the future will dictate that. Like mentioned above you may find out that she’s saved up wealth & don’t even know it yet. You could also be giving her an application/questionnaire for her to answer your n her annual income. That way you can have her info on record. She should be able to disclose her annual income to you. I wouldn’t get into subsidized programs unless you were prepared to work w/section 8 housing w/a whole new tenant. Start w/the subtle increases to if you really think she’s a good tenant. That way she at least gets understanding that nothing stays the same anymore.
