It was smart of you to remain in the game by letting the seller know a contact no. to reach you if the closing didn’t go as planned. You were right! Just wondering though did the rehab cost come in higher than expected? Also how many sqft did you add to the master suite?

Robert have you also tried the tabs above ‘Find Partners' that lead you to HML companies that you can contact?

You should also check FB in your area for private or Gap/Bridge lenders for more help.

Great work Kyle. Adding the extra sqft on this beautiful Bay Area investment was a homerun. Really like the bathroom nice touch real updates to the trends. I bet other investors are crying now that they didn’t see your vision. I mean all that space in the back of the house was just waiting for an addition. How long did it take you to obtain the builder permit? Thanks for all the pics.

Great work Robert! This one looks like a homerun. Although the PP was $200K & the cash invested was $200K? Or was that just the PP? Was the ARV really high? I can't see buying at that price & also investing at that price. You left that out. Great action taken.

@Ju Hyun K. All other BP members are correct w/all their answers. The door could just be damaged due to under wear & tear although the way you described it’s not. Also w/your previous encounters w/them I’m thinking you haven’t struck up a genuine rapport w/them enough to guilt them into understanding this was on them. That would have to be an independent decision you’d have to make on your own w/knowledge of their personalities. That’s not this at all.

End result: pay for a new door better than the last, take your photos, keep checklists w/tenant signatures & do a thorough walkthrough my friend. This way both sides are satisfied now & in the future.
