Great work Amanda. Looks like you really did your homework here & it shows. The equity that you’re going to build will be great too w/all your renos. Not sure how the heating/cooling is in this home but perhaps you’d consider looking at your states green incentives for installing a heating & cooling air source to your tenants spaces. There are plenty tax incentives & possibly able to increase those rent rolls. Good luck!

Great work Chris. Seeing that it's SFR I would utilize the Bigger Pockets calculators now that you know all your numbers, even those w/hidden ones, to get your COC return. That way you can tell what your future investment potential will be worth.

When it comes to the LLC most ppl would say protect your primary assests from the ones you have as rentals.

Hey Paul being a homeowner/small landlord in the 5 boros I can tell you that our city's bldg dept is one of the worst in terms of bureaucracy. They will make an owner jump through hoops over coals before they wish to help us. Sad to say. But they have reason to be this way bc they know there are very unscrupulous ppl out there trying to be contractors & builders etc. So tbh even if you were living in this prefab home & not someone else. They'd still look to get you in hot water.
