Greetings brothers and sisters from Boca Raton, Florida !!!

Good morning BP Community, I am getting really close to pull the trigger on my my first property rental (analyzing deals everyday), but before I do that I would like to get an advice from you guys on how to proceed first. My home right now is sitting in a $130,000 - $150,000 equity value. So my dilemma is, Should I cash-out refinance ($50,000-$70,000) towards the renovation of my home and after renovations are done request a HALOC (to have access to more cash ) or Should I go ahead and request a HALOC to get access to the money that is sitting right now ?. Any help on this matter will be really appreciated.

Great job Ori Skloot !!!, but the $800 cash flow a month is not that realistic....Thanks for sharing your successful story anyways....
