Ryan O.,several of the BP podcast covers financing. I am also new to REI and have learned an invaluable amount from the BP podcast. I looked back at the ones I have saved and refer to. Shows 3,6,9,11,13,14, and 23 all refer to financing. Also one or two of those refers to investing while working a full time job.

Eric Phillips, welcome to BP! Great place to learn and meet other investors.

Your 200 dollars for utilities is probably close in my opinion, and that is just my opinion. However several factors can affect how much is spent in utilities, like square footage, age of the property, condition of the property and the family size of your tenants.

Ciprian L. I am starting an LLC in which I can invest in real estate. Most of the money is coming from a partner. We are beginning with flipping a few homes to raise capitol so we can purchase rental properties for the passive income and property management opportunities. This is our main objective, the passive income and property management sector. We will then hopefully grow to the point that we can invest in commercial real estate as the Indianapolis area grows. This is one of our long term goals.

James Vermillion police officers in our area get the inside knowledge on a lot of things. We do a lot of community policing which makes us learn the communities in which we work and live. Also we meet everyone in the community either through passing or working. Plus with real estate apps out there I can watch the market in my target areas and talk to the officers in that area. Crime rate directly affects home values and ability to be leased. Plus we usually have an idea of which direction a neighborhood is moving

Tracey Stegemoller, I am very familiar with Friendswood. I work late shift Broad Ripple area for the PD and play there after long shifts for a stress reliever. Maybe sometime we can play there and can bounce a few ideas off of each other. If i can assist in anyway feel free to let me know!

Hello everyone,

I am a semi-new member from the Indianapolis area. I have been reading a lot on the website's forums and the podcast. I just wanted to say hello and formally introduce myself to the Bigger Pockets community. This website is amazing! I am currently starting my investing business. I am a full time police officer which allows me to know the city's real estate. I am about to begin class to get my real estate license. I hope to network and learn from everyone here.
