Looking to break into the market in either Capital District or Glens Falls, NY (I'm from Saratoga Springs and my parents live in Glens Falls, NY). Any advice? Who is out there?

Makes sense. Sounds like unless there is a pool of cash to pull from, hard money lending (or private money lending) is what will cover capital expenses. We don't currently own a home, so HELOC is not possible. Working hard to get debt-free and staying that way has made us cautious about any sort of non-mortgage debt. I thought there may be another workaround, but for now, it seems like money lending would be our only option given our goals and financial situation.

My wife and I feel super comfortable understanding the mortgage process but are tentative to jump into an investment before we understand how to fund all the rest of it (assuming our purchase will not be turnkey). Where do you find funding? Do you use your own cash? If so, how much? What if you are investing out of state and want to put in sweat equity? How do you pay for tools and materials? Do we need to buy a truck too? We've heard a great deal about getting INTO a deal but what about what happens immediately after closing?

Rentometer seems pretty good. We've also been checking the suggested rental price that Zillow sometimes lists to get another source and comparing those against another site, like Zumper.com. If anyone has feedback on the success rate of using these, please share. Thanks for posting this great question - we're going to be needing this info soon!
