What does that mean "not auctioning clear title"?  You mean the clear title is not part of the deal?

I am from Miami, now in Atlanta, GA area.  I would say to you to look at the numbers.  If it makes sense then pull the trigger.  I would start small so that I can make all my mistakes (learning opportunities) at the beginning.  As you ramp up and acquire more properties you hopefully would have learned more be able to fine thing

The mortgage debt is $2600 ( include insurance).  Yes negative cashflow.  The owner is trying to refinance it as this time, and is still looking forward to make the deal happen.  I will check back in a 30 days to see if the numbers are any better.
