118 Wagon Wheel Road is a 3bedroom, 3bathroom townhome located in Sparta, NJ. We completed a cosmetic rehab including replacing the kitchen, bathrooms, flooring, paint and adding recessed lighting.
We funded this project using a conventional loan and using our capital for a down payment and construction costs. We held this property for two months longer than anticipated but did receive a strong offer of 405k. We made a nice profit, and the buyers loved the townhome.

We learned a lot during this project. We incorrectly determined the after repair value, Interest rates quickly increased, and used a fix and flip line of credit with unexpected costs and regulations. This project reinforced to remain conservative with ARV and the importance of purchase price.
