Hello BP, Should you / do you invest in an entity such as a LLC or S-Corp, or do you invest in your own name? I would love to see everyone's thoughts.

Thank you all for your responses.

It appears that lending is loosening up for HELOC. When I originally started this thread not man lenders were doing this. At the end of last month a called lenders again and found that many are starting to sell this product again. CLTV is not as high as I would like but still they are lending at 70% on average.

@Account Closed about the chair. If you cant get into a spot, you can find someone who can do that part for you.

You mentioned wanting to wholesale properties. I invest in the Yuba-Sutter area and would love to look at any wholesale deals you come up with.

As to marketing yourself, BP is a great way to network with others in the business.

I don't invest with a IRA, but have heard good things about Equity Trust from several other investors.

You should be aware that that are certain rules to keep in mind when using a IRA. I am not a CPA or attorney. You may want to seek the advise of a qualified CPA or other professional prior to investing this way.

Both have their pros and cons. If the property is vacant, it will typically be easier to inspect and preform any repairs that need to be done. Also high vacancies in the property may indicate that the owners are distressed/tired landlords and possibly lead to a better price thru negotiations. The disadvantages are that the property is not occupied and there are no tenants paying rent on day one. You will have to hire a property manager to screen and place tenants or do that your self. It does take some time to place tenants, and how much time depends on your market. You will have to plan and allow for that in your holding costs.
