Just thought I'd provide an update: 

My tenant has still not provided documentation that his TWO kittens are ESAs. We posted a 24 hour notice of entry yesterday and today my husband found the two cats as well as an ashtray full of cigarette butts (we have a no-pet/no-smoking policy). Since the tenant has failed to provide documentation, I posted two letters of rental agreement violations. One for smoking, saying the next occurrence his lease will be terminated and one for the cats, asking one last time for documentation. That unit smells SO bad. 

Oh the joys of land-lording :).

That's a good point, @Patrick L. ... I remember when I first moved here and was looking for an apartment before house-hunting. I was calling THEM to see if I was approved and was waiting by the phone haha.

@Jassem A.   Yes, she paid an application fee. I told her the background/credit checks would take about 24-48 hours... they only took 24 and I called her immediately! I will take your advice and wait until about 630pm...

Hi! I did a quick search in the forums and found no answer, so i'll ask it here! I showed an empty unit over the weekend and had 3 applicants, 2 of which were well qualified.

 I called the more qualified one last night around 630pm and left a message that she was approved (i also texted and emailed her haha) and to call me back to set up a time to go over the lease, move-in checklist, and receive her keys. 

It's 1115am the next day... how long am i supposed to wait for her to call me back? i realize it's only been 17 hours, but i have another qualified prospective tenant i could offer the place to so i don't want to wait very long. No one really likes a vacant unit.

Any experience/input?

@Tyler Smiarowski, my 4-plex is right at the end of a row of about 10 of Bob Miell's! I am hoping some of his go up for sale haha. He has quite the reputation around here.

I don't mind cats. Or dogs for that matter. Our biggest issue is that my husband does all the updating, re-carpeting, remodeling, cleaning, etc. of the apartments once the tenants are moved out. He is allergic to cats, so when he's rolling up carpet and cleaning out air-filters, I'd hate to find out he had some sort of wild allergy attack because this tenant weaseled his way out of the paragraph prohibiting pets. We specifically have a no pet policy for this reason. We figured we couldn't say sure you can have dogs, but no cats. If it's a legitimate claim, however, I suppose we'll have to farm out the cleaning to another company, which would cost us unnecessary funds.

All that being said, I'd rather pay someone else to do the cleaning than face a lawsuit.

@Christian Carson, your post raises another questions... in your link "for pets specifically," I see this:

The Department of Justice's (DOT) amendments to its regulations' for Titles II and III of the ADA limit the definition of "service animal" under the ADA to include only dogs, and further define "service animal" to exclude emotional support animals.

This makes me think cats aren't covered as a service animal? What a HUGELY GRAY AREA.
