@Michael Plante What is a bird dog and how would it help me learn ropes without losing money? Im having a parent help pay rent along with loans and grants. Also, not sure what you said by "think about usl got that to buy your first duplex"

Is it possible to get into real estate investing without a stable job? Or a without a job at all? I know you can use private lenders like family and friends, but when it comes to getting loans from hard money lenders or banks, is it possible? I'm currently attending full time in college without a job but I want to get into real estate investing whether it be wholesaling, flipping, or rentals. (Eventually I would want to Invest in all types of real estate) I also have very little work background having worked at a Jack in the Box for a year and a golf course for a year. I appreciate all comments tips and tricks! Thank you.

@Rick Versace Thanks for the comment, I appreciate it! Im actually in the middle of trying to connect with some people that I've introduced myself to on BP. One person who is about an hour from me is actually willing to allow me and my roommate to check on one of his projects so we can get a hands on feel of learning to flip. I dont plan on only working with my roommate because of course, Ill need other connections too. Eventually I hope to find a mentor and maybe even other partners to help me along this journey.

@Dylan Vargas Thanks for the tips, I appreciate them! Are all those calculations i need to figure out the expenses found off a local source? Or should i look elsewhere? I was planning on finding others in my area on BP to tell me about the prices and the market here in Sacramento. Also, why should i not do a luxury flip in an up and coming neighborhood?

Hello all at BP!

I am a nineteen year old college student with no income and knowledge on real estate investing. However, I do have a line of credit with good or fair numbers. Im reading books, trying to find mentors, trying to learn more about analyzing different parts of deals, and trying to learn all i can about Real estate. But with this low income, which would be the safest and/or best deal I could make? 

My roommate, (who i plan on partnering with) says that our first deal should be a fix and flip because we're looking to achieve a goal of around Twenty Thousand Dollars fast off a flip. But again, with the current position im in, Im not sure which type of deal I should look seal. 

Any thoughts would be appreciated, thank you!
