Hello,

I was wondering if anyone can give me pointers on how they research the neighborhood when investing in a town they are not familiar with. Is there any website that gives you neighborhoood information? In particular, I am currently researching Charlotte for rental houses. I would like to invest in a while collar neighborhood where the numbers still make sense and I can still get some cashflow positive properties. Ideally, I would like to stick to houses under 150K. Thanks!

Why are there such few foreclosures in the Phoenix market listed on MLS? Even in Vegas, I don't see many listings. Are the banks holding up on foreclosures again?

I am interested in learning more about real estate investments in Oklahoma. I read somewhere that this is one of the very few places where prices didn't decline. Has anyone worked with full service investment companies there that you can recommend? Thanks!

My biggest concern about Henderson is the high vacancy rate - last I checked it was around 25%.

I used redfin. If you search by city, on the left nav, click on Stats and Trends and then on the right nav click on Demographics. That will let you select the area by neighborhood or zip code, giving you detailed vacancy rates.

When you are buying out of state investment properties, how do you go about finding a contractor or handyman for any repairs or improvements needed?

I'm curious what you found out about your credit score after buying rental properties. I closed on my first property 1.5 months ago, and wanted to know how long I need to wait to build my credit before I can purchase my second property?

I have a property in Las Vegas and I am considering renting to a Section 8 tenant. How long does it take since you submit the application to know what rent it was approved for? How do we prove that the asking rent is reasonable?
