Hello, I am exploring Chicago area for my next real estate investment. My general criteria is A or B+ neighbhoods (low crime rate, good school district) with newer (1990+) property and a decent cashflow (7% and above with 25% down payment). Can someone please recommend if there are areas that will meet my criteria?

@Erica Muller - When you say that short term rentals generate 3 times the income, did you account for vacancy factor and management costs? Can you please share an example of some numbers showing a typical STR in today's market, including vacancy factor and management costs, etc? Thanks!

Purchase price = 240K (market value is closer to 300K, so I got lucky with this purchase)

Tax - ~2% 

HOA - 165

Rent - $2000

I am paying for pest control, land spray, maintenance, etc

Thanks everyone. I already purchased a property in Winter Garden few months ago, bordering Windermere and am very happy with it so far. I am not actively looking for the next property at the moment, but if I find a good deal, I am definitely open to it. I am trying to avoid short term rentals, as I've heard from multiple sources that after including the vacancy factor and management costs, the return is very low. Thanks!

Hello, I have been hearing a lot about Kissimmee in Orlando, Florida lately. I want to explore the area for investments and was wondering if anyone has pointers on what are good neighborhoods in Kissimmee. I am looking to purchase a long term rental, not vacation rental - though I hear Kissimme is quite popular for vacation rentals. Thanks!

I am in the process of purchasing my first investment property in Winter Garden in Orlando area. I would need help from an agent to help me lease out my property. I don't want a full service property management company. If anyone can give me referrals, that would be great. Thanks!

I live in LA and have had a property 4 hours away in Vegas, and so far, I've not had any problems. I hire someone to show the property to prospective tenants, have a good handyman if there is any issues. I am not at all handy myself, so other than saving the fees on getting it rented, I haven't come across any situation where me being closer to the property would have helped. Note - my property is a newer 2003 built house in a good professional neighborhood, so maintenance is low.

Paul, I am looking for the best returns I can find given my criteria of good professional neighborhood and newer properties. My understanding in most places is multifamily properties tend to be older. What's your thoughts on it?

@blanchard Ross - that does sound really scary! I have no idea how people survive among these creatures. We do have snakes in California but I've never heard of any in the city. You might encounter one in the hiking trails though.
