Thanks @George Despotopoulos, I'll seek the local counsel you mentioned.  I appreciate your response.  In your experience, do both parties sign the mortgage or have you seen only the borrower sign the mortgage in the witness of a notary?

If I were to purchase a property solely with private lenders (say 3-4 different individuals) using debt financing (i.e. I own the property and they are the 'bank'), in addition to the Promissory Note should I also sign a Mortgage to secure the note?  

If so, the templates that I come across all have the lender signing in the presence of a notary public.  It is my goal to make the process and easy and convenient as possible for my private lenders, preferably signing electronically with Docusign.  Typically is this required for them to sign with a notary public, or has anyone used Docusign or simply sign/scan/email back?

I'll vouch for @Nicholas Vandervelde at 1st National.  I've been working with him for about a year now.  Very investor friendly.  Using seller financing as part of your 20% down is a game changer.

I'd be happy to recommend Broyles and Company CPAs out of Middleton.  I switched over to them this year from a previous CPA and they did a much better job with communication and customer service.  If you use them, let them know I send you their way.

Anyone else have a good recommendation for a CPA/Tax Prep specifically geared towards real estate investors in the Madison, Wisconsin area?  Thanks for the suggestions so far.
