I keep it as a third party contractor to keep it simpler.  I'll have to look into the process and profitability of hiring employees.  That is an area I haven't approached.

We are buying a 48-unit apartment building in Beloit, WI just south of Janesville and are looking for a 3rd party contractor to fulfill the responsibilities of everyday maintenance of the building (fix minor items that are broken, leaking toilet, change locks, clean or coordinate cleaning for make-readies, painting, etc), as well as basic manager roles such as showings, move-ins, move-outs, etc.  

We will be managing the property remotely, but are looking for someone to take care of everything else that would otherwise require us to be there.  We're not looking to hire an employee, but rather a recommendation of a 3rd party contractor that will bill us for their services.

I am looking for a commercial building inspector for a 48-unit multifamily property that we are buying in Beloit, WI, just south of Janesville, and about an hour south of Madison.  The main focus areas are the roof, elevator, boiler room, and foundation/structure.  

Any recommendations for any or all of these areas would be appreciated.

@Keith Schulz Welcome back!  In 2008 were your units going vacant due to tenants losing jobs, or were you not able to refinance your balloon?  Long term buy and hold is typically great at weathering storms in the market, compared to flips or new development, so I'm curious what exactly it was that happened.

I agree with @Austin M.  I use Craigslist, Apartments.com, and Zillow.  The majority of my leads come through Trulia, fed by Zillow.

@Sabrina Kane Now that Rentlinx is $55/month (instead of free), do you have any other rental syndication websites that you recommend?
