Hi all: i found a few of these on LoopNet in Georgia. It’s a. 10 year sale leaseback at $2500 a month , 360k selling price , buyer only pays annual taxes. The tenant is a vacation rental company who manages the property. What are your thoughts on this? Should the legality of vacation rentals be any concern ? Don’t like the idea of not being able to raise rent for 10 years though but the cap and cash flow are high and consistent .. . http://www.loopnet.com/Listing/21548777 Thank you !

Found this on LoopNet. Can’t wrap my head around it. The tenant is an Airbnb host who sublets the property in Tampa. They just signed a 10 year lease and put up 100k to renovate. Why in the world would anyone do that and not just buy the house themselves ? How much can this tenant possibly be making on Airbnb that they can throw 100k into renovations and sign a 10 year lease ?!

I'm licensed in NJ considering crossing over. I know manhattan doesn't have an MLS. How does it work? I heard Cushman and Douglas Ellis have the commercial locked down as exclusives and usually get both ends of the deal but how does the residential work? How do you find rentals and sales for your clients?

hello - new here - i am a Realtor and first time flipper - do you guys put your house on the market while still renovating or wait until complete? and if done before complete, do you open the house under construction up for showings?

In some states General contracting is not a license. It's a title. General contractors are usually licensed in a specific trade as well. In NY and NJ anyone can register to become a home improvement contractor which is required if you doing improvements of any kind over $500 but no education or skills required. General contractors technically are just worksite managers who coordinate the various sub contractors. So technically you could be your own General contractor however all your sub contractors must be registered in NJ. I can't speak for other states.
