I'm new to real estate myself, I have my license and just hung it with a broker. I'm in the process of marketing by doing door-to-door and offering my services at will.

One don't need a license to wholesale property. If a person get's a property under contract they're considered to have equitable interest in the property. They can then sell their equitable interest to and end buyer for a non-refundable fee. 

In California when studying for me state exam it's say it in there that a person can assign their interest in a property a long as every is aware and agrees to the terms. 

I don't know why licensee aren't aware of that when it's right there in the (REAL ESTATE PRACTICE BOOK) in the contract section.
