@David Avery I can also see if any of our suppliers have locations in Arizona and if we can do a will call order. This may expedite lead time.

@David Avery It isn't a bad idea to leave those steel sash perimeter frames in, a flush fin will cover the outside (usually) then trim the inside.

I'd have to check what lead times would be from someone in the Phoenix area.

The tough part is everyone's lead times are pushed out right now. Let me see what I can do monday morning.

If this house is closing soon you can show a work in progress invoice and buyer and realtor are usually ok with it.

@Dmitriy Fomichenko thank you. I'm excited, I'm currently doing as much research as possible to prepare myself to pull the trigger on my first deal. I'm debating on a house hack, rental or just purchasing owner occupied.

I have 16 years experience with windows,  showers and glass in general. I'm new to real estate investing and I'm ready to make my first moves. I'm pre-approved and have a small amount of capital I'm also a first time buyer. Any ideas?
