There is no rules every deal every city is very diferent. Does rules maybe just apply to make a very fast draft.

Hey Adam Sherritt I live in Carlsbad also and own interest in some Multifamily and been involved in many venture like that where is this market why is price per unit so high and rent so low send me a PM something seems wrong to me.

I would look into the business if you want them as steady clients, there financial statements why do they pay a higher rent, I know Honolulu and sounds like a good call I would take it just even the price will appreciate even with a lower cap is a good deal

I good area to begging is Around Dallas or San Antonio I think pick a good realtor or 2 and work with them make them think they are you team, and opportunities will come if you have good ones and know were to look

Hi @Sean Morris I work for a Private Equity as a Investment Analyst for 4 Years, and I was pretty damn good that I left and start investing my self, so let me give you what I used to look at and my other colleges cause all major Private Equity firms go threw a process.

1) Basic Concept Analyze( done by a Intern, Associate or somebody like that in the firm )

2) If 1 gets approved moves on to the Panel ( Mid level Analyze review with the High executives the possibilities and  liabilities if its Raw land this process make take longer.

3) Executive Analyzes and equity structure, all the equity and partnership is discuss.

4) if you make them happy they will think about funding and how much and it what stages they will release the funds.
