Even better than a biker is a really big cop. I would pay one a couple of hundred bucks to show up at the condo. People selling drugs can be evicted immediately. No slime ball con man wants to be arrested as a drug dealer.

If you flip just a few times a year and hold at least a year and a day you can probably get away with LT capital gains tax and not ordinary income tax.

I own everything in LLC's. One investment property per LLC.

Flips are in another LLC.

You will  never get rich working for a living. You also need to invest for the long term.  If you are ready then do it! I have an excellent CPA, btw, and today just sent him an email with a question. But they don't think  like an investor does. Few people do.
