I am a licensed agent and own an REI company in Florida, the only clients I have ever had look at window brands were in the $700,000+ (Which is luxury in the FL panhandle) range.

Having a rule without a consequence for breaking the rule is more of a guideline. I would follow your localities LLT laws regarding pets, and get the animals out, and/or have them sign a new lease that stipulates when animals can be brought in, what happens if they bring one in unauthorized, and what the fees will be.

This is a much-needed asset to an investor's tool belt. Just as we analyze a property or choose a neighborhood to invest in, it is just as important to understand what is on the horizon in the economy to ensure you are using the proper strategies to keep you from destroying your asset. If Ford was still only producing the Model T, it would have been left behind nearly a century ago. It still sells things with 4 wheels and an engine but adapts with the times.

Milton and Pace have a large number of homes with a low barrier of entry. If you are looking to cater mostly to Military personnel, I would consider some areas off of Blue Angel. They have good access to both bases. The Northwest Pensacola area is also expanding, thanks to Navy Federal Credit Union's HQ campus. Do you have criteria that you are shooting to meet for your rentals? Size of property? Neighborhood stabilization? Cap rate or CoC return or Cashflow numbers? Lots of rental deals here in Pensacola, but the good ones go fast!

What specifically are you looking for in an agent and what type of investments are you interested? Commercial? Multifamily? Single Family? The answer to this will likely change the answer to who is best based off of experience!
