AccountingSuite.com has the best software and they even have a rental manager Property Management features built into the software. Its easy to use and you can defiantly do it yourself.

Renters Insurance that covers the pet breed is required. I rent to older retired people and a lot of times they have a pet to keep them company. I do collect a pet fee for a deep clean of the unit. I have tiled floors except the bedrooms.

I also live in and Invest in Pensacola. Yes. I do forsee a small housing crash and will be waiting to jump on the deals that arrive. 

@Ryan Griffin sounds to me like they are getting free rent for as long as possible from you and using the hardship 401k withdrawal as well as the saved rent money for a down payment on a house or the next rental.

In my opinion expensive cabinets look better white and cheaper cabinets look better grey.

@George Walker IV I'm an active duty Navy Corpsman. What works for me is buying multi family home with va loan. Find another active duty to rent the other unit while I live In one unit. It's pretty much military housing except I get all the money. If you deploy or something just ask your tenant to look after your house just like you would in base housing.

@John Moorhouse Talk to your school counselor about testing out of highschool if you really want to get out early. Firefighters as well as most jobs do require highschool. The only thing I learned from school is how important it is to educate myself and side hustle after hours.

@Patrick Crehan seller paid closing costs. I paid for the inspection and appraisal. But my point is just go for it you don't need 20 years of experience. Just learn from bp and learn as you go.

@Patrick Crehan I have $0 saved up and I bought my first duplex this year. I find it's alot better than paying rent. I just made sure the numbers were correct and I picked a newer property that wouldn't need lots of repairs. I've been going for 5 months now collecting $900 for rent on one side and I live in the other. $1300 mortgage payment is me paying $400 for rent. I had the advantage of VA loan but you can do it with fha also. Just get a good property and good tenant. Good luck 👍
