Congrats @JakeThomas! Very inspiring and just goes to show that we need to be flexible and willing to adapt as the situation warrants.

Sorry to hear that you've gone through this!  I would suggest not even showing the property until they qualify through the background/credit check - you shouldn't waste your time with those who don't qualify.  Once those reports come back clean, they must provide the adequate deposits/payments via cash or cashier's check (no personal checks, no money orders as there are more cases of those being faked) at closing BEFORE signing ANY documents or the exchange of keys.
