Im a new out of state investor and I'm looking to invest in Gary Indiana. What are some of the safer neighborhoods in Gary Indiana?

@Natalie Schanne most of the markets in jersey doesn't cash flow from what I have looked at. Also the purchase price is more expensive.

I have a duplex with a basement. Im looking into putting a coin washer and dryer machine in there. Any advice on what works better putting a coin washer and dryer or just increase rents. I pay water and sewer.

Thank you for your advice. If I cannot convert the basement i to a rental. Then maybe I will put a coin base washer and dryer down there.
