Real estate is local even abroad. Yes watch about property rights. 


I wanted to invest in Vietnam but the numbers did not make sense and the government is still reluctant about foreign investors. Rules are stringent and corruption high.

Real estate markets in SE are not transparent. So stay informed, connect with locals while be there (and let us know)

I just bought a hotel condo in Thailand. PM me if you want. But I think the market is speculative ....

Please let me know for your Airbnb. I might be interested for my next stay in Thailand.

Hi

I never used this company but customers of one of my real estate agent were using moneycorp.

I don't think that we can avoid those costs unless we bring cash in our suitcases but we can only try to minimize them by comparing all those companies and services

Who can trust cheap money by the way ?

Yes all real estate is local. Knowledge is also local.

Also being able to buy real estate does not mean that you do own it

Double check property and transfer ownership rights and  currency transfers.

Prospecting, buying, managing, sellling. All those transactions need to be questionned even more deeply when the selected foreign countries don't follow western practices.

Being a foreign national, I can tell that yes, there are obstacles :

- First one is ignorance : lack of information and education

In our country (France), owner financing does not exist. And  in the USA, once you get to know, a bit, the market, you realize that there are many financing options. So before you seek something, you need to know that it does exist ....... You then need to get educated and informed by the right people which leads to the second obstacle

- Fear : who to trust ? 

Craiglist for me is not a way to find owner financing or any other types of investments/financing. Investing internationally is not easy and we even need to be more cautious. Websites like craiglist are from the crowd and in the crowd, you find more easily crooks ....

The best living blog is with no doubts : Biggerpockets !!!!! Check also the guests blogs. There are great !!! There is so much information in this site and also great interaction you wont find anywhere else.

I personnally like the Jason Hatman (great podcasts) and Ask Ben.

There is also the Michael Blank, Retipster or the Joe Stampone.

You need to pick up the best ones that suit your needs and investment philosophy because you wont have enough time to follow them all. 

Personal contacts with those authors blogs can also help but few will have the time to exchange  with you.

Podcasts are great to listen if you dont have the time to read.

Have you been to Thailand before ?

I bought a vacation rental over there but operated by a hotel company.

I think you could start questionning local investors while over there or online on  other sites.

I met the San Antonio office and visited one property. It is just a wholesale company and if you live out of state, it would be tricky to follow the rehab if you are not there. Pm me  if you want more info
