I agree with a lot of what has already been said regarding utilizing a realtor for your first few deals, but completely understand where you are coming from as far as trying to make your deal stand out to the buyer. You could also offer to pay your own realtor fees on the first deal and leverage that realtors expertise to learn the full process and avoid potential missteps.

When i managed my own long-term units, i preferred "Buildium". It was the all in one solution for taking applications, running credit checks, collecting rent, and handling maintenance requests. Be forewarned, it is not cheap and i believe there are other softwares out today that can handle a similiar workload, i just have not had to (knock on wood) research any of that lately.

Hi @Javier G.

I own 2 short term rentals in Atlanta, GA, and manage 4 additional. What you're looking for is "Furnished Finders". This website is not the most user friendly, but it is typically where travel nurses go to find housing for 12 to 16 week assignments. I post all of my listings to furnished finder as well as Airbnb/VRBO, and i have successfully hosted a few nurses there.

I would agree with what Scott said around investing in Real Estate v.s. the Stock Market. I do both, but 90% of my dollars invested go to real estate. 

I would recommend finding a partner that can function as the boots on the ground investor with experience, and becoming that individuals financial partner on deals. This will allow you to get into RE investing more passively, while still benefitting from the upside.

Similiar to walking through a resume at a job interview, you want to be able to walk through your previous experience with other investors. I would recommend starting out with those closest to you (i.e. Friends and Family), and posting your journey on social media/on here. I started doing this specifically in atlanta a little over a year ago, and have partnered with 7 investors since then on different flip projects.

Develop that "Crystal Clear Criteria" of what you're looking for, and focus on that until success comes. For example, When i purchased my first home in 2016, I knew i wanted to househack. I looked only a small multifamilies (2-4) units, ran numbers, put offers and eventually succeeded.

Is there a specific reason you are looking strictly at Condos for this? To avoid potential issues you mentioned above, i would recommend going the single family route.

I agree with @Canesha Edwards comment. I was able to get a client into a turnkey home for airbnb at $220k last year, but at this time $250k would be the threshhold. 

If you were willing to look just outside of the city, College Park, Decatur, and East point are areas that may work. More than happy to connect live to discuss further.
