I cannot speak from experience, but I know alot of people make the court house their first choice to search properties, and usually more competition equals bigger prices.

 It took me 6 months - so holding cost
the agent estimated ARV at 135, sold for 125 . rehab cost went 1.7 times original budget.

when you say (buy it as an investor) what do you mean ?

Do you mean I would NOT have to live in 1 of the units ?  is there any way around that with it being a HomePath property ?

I did my first flip recently  on a single family and made $37 bucks.....

Ive been doing some research and listening to Grant Cardone, and how he buys his properties with a MIN 15% cap rate on multi family apartment complex's.  20+ units.

I am wondering what you guys think ?  Is a 2-3-4- plex too small for  a buy and hold ?
EVEN IF THE Cap rate is right ?

I found this deal   HERE are the basics
70k + 20 rehab = 90k....
I have to "live in" 1 of the 3 units for a year since it is a homepath unit.  
each unit rents for 600-650 .  

Is this one worth the time, maybe good to get my feet wet in the rental game ? or is this a big pass ?

I made $37 Profit on the deal.. YEP 37 BUCKS !

The knowledge I got from this investment is unparalleled and at my age of 26, put me far ahead of the curve.

I am ACTIVELY seeking the next deal, and want to do another FLIP or a 3-4-5-6 Plex long term.
