After all my research I have come to 1 realization, Im 26, I have under 200k in the bank and I have no experience in multi family deals or managing but it's what I really wanna do  I live in Clearwater/Saint Petersburg FLORIDA and my goal is to own my first big multi family by the time I am 30, however I cant find a true guiding light to learn this business.  

What would ( an experienced) multi family guy tell me to do first?
And please, no  (keep your head, up, work hard, be poractive crap)

I need step by step ..... ABC 1-2-3  

My first idea is to try to apply for a job managing a complex, however being hired with no experience will be a sales feat IDK if I can master without some good advice.  Need Help !

I'm a  newer investor, 26 years old and only 1 deal done.  

I am trying to find another deal, however sitting around and hunting the MLS is proving to be a waste of time. Banks wont negotiate and once a deal hits a realtor's hand, they sell a client on the idea that their house is worth more than gold, and it ends up sitting for months and the deal is wasted.

SO HOW DO YOU MARKET TO INDIVIDUAL SELLERS ?

I was considering doing a billboard, wrapping my Tacoma in a "I BUY HOUSES" wrap, Youtube videos ?...... But I don't know where to start.

What's the most effective way to guerrilla market ?

Can anyone tell me the best book  ( preferably that I can pickup on Amazon)

They charge 5% or $2,500 whichever is greater. My property costs $15k so I was charged $2,500 on top and that is also the required escrow amount ($2,500). 

 Before you started bidding, what did you do for due diligence ? did you hire a title company and get title insurance ?

 I agree 100%.... especially with them trying to re negotiate after you hit a reserve price.
