OK Happy update!!! I am getting a refund and I am officially out of the Toledo deal! The auction site brokered the agreement between myself and the seller. He refunds my money IN FULL and I remove my negative review from his account. I feel like I have a small victory here! Doing the happy dance and sharing it with all of you! Thanks for your advice. I do hope someone new reading this doesn't make the same mistake I did and DO NOT count on getting your money back if you do. I got very very very lucky. Many thanks to all of you for your assistance!

Rob,

If this is what you do full time, why is it bad to only have draws if that is sole source of income? Just curious... inquiring minds want to know. I don't want to get myself in trouble along the way. I assume part of it has to do with income tax, but if you pay quarterly you should be ok right? Also got your last email.. Thanks for the contact info and the rest is done!

Asbestos has to removed by the professionals and I am not certain on the lead paint, but (and I could be wrong here) if I were already going to have to pay for the asbestos removal, I would have them do the lead based paint as well; why take any chances. Where is this house located? It would be hard to give an estimate without knowing the number of windows, type of windows, are you purchasing the materials and having them available or will you have your contractor get them...

As for being out of state, you can also contact a realtor and/or property management co. to get the names of some possibly reliable contractors.

WARNING WARNING WARNING be very very careful here. You do not want to walk into a hornets nest. He can have Power of Attorney, BUT unless her Doctor has declared her mentally incompetent it will not stand up in court. It sounds like she doesn't want to sell her house and he is forcing the issue. I have POA with my grandmother and I am very familiar with this. DO NOT MOVE FORWARD UNLESS YOU SEE SOMETHING FROM THE DOCTOR DECLARING HER INCAPABLE OF MAKING HER OWN BUSINESS DECISIONS; HENCE INVOKING HIS POA. Sorry for the caps but cannot stress this enough.
