cant find where I saw it mentioned but someone said there will be a 2 week gap before this national extension goes into effect?  Anyone knows if this is true?

yes I found a plumber who did it for $150 which was $100 cheaper than some other plumber I used last time.  

So I have a tenant who is totally taking advantage of this moratorium in Indiana... went from paying rent to serving me the CDC affidavit and havent got a penny since.  I am now preparing to evict asap after the moratorium expires.  I've been talking with attorneys and actually getting mixed answers on if I can still serve an eviction notice during the moratorium but just schedule the eviction court hearing after the year is over.  One said yes but another said no.  Does anyone have any insight on this regard?  Thanks

If you're concerned, stick with a month-to-month lease. This will allow you to give the renter 30 days notice and get them out for any reason and without involving the court.

 Yes thats what Im exactly looking for... suggestions on what evict-able violations I should spell out in my lease.  I also lowered my lease to 6 months.

I was curious if anyone else is trying to add additional clauses to their lease agreements to give themselves a way to evict a tenant other than for non-payment of rent during this ridiculous eviction moratorium.  I will be signing up a new tenant this week and am trying to do all I can to protect myself in the event this eviction mortarium is extended and my tenant decides to stop paying.  This is for a property in Indiana where the state doesnt put much restrictions on what can and cant be in leases.

I was contacted by an insurance company to my 3 bed, 1400 sqft C class Indiana rental for letting them place a customer there who's house burned down for 4 months.  I have it listed for 845/month which is a medium/medium-high amount for the area, if I agree to this what would you say would be a fair mark up premium for such an agreement considering I'd be giving my listing agent 1/2 month rent and the wear and tear on brand new carpet/flooring/paint?  

I was thinking about a 20% markup making it an even 1000/month

Hello Greg, the discount was given when they told me that one of them lost their job at the beginning of the pandemic and after they were a week late at that point.  We volunteered a rent discount and waived late fees at that point.  Thanks for that information.  I was under the impression that if this was served you cannot proceed with eviction and can be fined for attempting to do so.  

This is in Indianapolis.  This tenant has been current on their payments up until their September 1st rent and sent a CDC declaration.  I been giving them a "temporary" 15% discount and have forgave any late fees on their rent since this pandemic began as a way to preempt any excuses of not being able to pay rent.  I have offered a free lease termination with full deposit return and they were adamant about not moving out.  

What suggestions would you have on how to proceed?

I was going to write up a letter basically telling them that I am now suspending the discount and late fee forgiveness starting next month and reminding them that this eviction moratorium will not erase their unpaid rent and fees so its in their best interest to keep paying and not fall behind.
