@Christine Myers I have used seller carry-back in a couple of my purchases with 2 different local banks, a credit union and a community bank. They tend to be more flexible with financing options. you would basically acquire properties with a seller financing your down payment. I negotiated terms with sellers. One has 3 yr and the other 5 yr balloon, both with a 20 yr arm. You just need to have a plan for paying off the seller. I am in a process of doing a cash-out refinance to pay-off one of the sellers. So I would basically be in this deal with zero out of my pocket. Good luck!

@Ryan Smith I have also used a construction loan to do repairs. It just works better. You pay interest only until renovations are completed. I just gave them a list of work that will be completed and a general cost estimate. I would draw whenever I needed to pay my contractor, at each milestone that I had separately agreed with my contractor.

Make sure to do walk through with your contractor and align on your cost estimates before you submit to your bank. My bank would only allow you to draw up to your initial cost estimate. So if you happen to go over your budget you will have figure out other means to complete your project. Good luck, You got this!

@Joe Scaparra I agree. Used PenFed for a HELOC on a 4-plex. Was pretty straightforward.
