You can ask you lender to give you a mortgage history statement and the bank may except that...it is strange that you lender is asking to prove all 12 months if you credit report show no lates for those mortgage. Something is strange almost like they are looking for a way to turn down you loan.

Every bank offers HELOC at prime plus. You will get a better deal at your local neighboor bank..they may offer you prime +0 with your credit score. I curious what are you planning on doing with the HELCO.

I am new to this and wanted to introduce myself. I specialize in Refinance loans and working with realtors in getting their buyers pre approved before they take their clients out.

I have a Real Estate license and well as an Insurance license. This helps me to better understand what the client needs as well as the realtors.

I also have several rental properties, some of which I bought as rehabs. So I also understand what the typical investors goes through.

I look to start looking to help people in forclosure with short sales or refinance if they have enough equity to refinance. Every case is different.
