Hello,

Im new to the wholsaling thing and sent out mailers a few months ago, and then stopped... and someone just recently contacted me about selling their property, they told me they owe about 4,000 on it (mortgage) should I leave this one alone due to the mortgage or I should be okay to move forward- the seller only wants 4,000 for the property to pay off the mortgage and i would say the ARV is 27k - 30 k its not in a good area if the landlord capttured decent tenants it would cashflow (not sure about repairs just yet) but its obvious work needs done so what would you do?- what could i suggest to the seller?... but... the area is not good .... just seeking advice -thank you for your time -

I'm not sure if there are any REI clubs in Griffith, but a Real Estate club like Cireia may be good if the travel isn't too much.

As an investor/home buyer what repairs are you more concerned about compared to others? When inspecting a home what would you consider reg flags? What would you consider not a big deal, please be specific. Thanks!

What are some things to watch out for when getting hard money to buy a deal and then have a bank refinance as a buy and hold? What makes this process smooth, and what makes this process fall apart? or completely fail? Thanks Newbie Nat?

Hi, my 2 cents, keep marketing never stop marketing, create a big pipeline, always have a big pipeline - always follow up  with sellers who don't sell at that moment or accept your offer. Follow up in two weeks, then a month and so on...
