I want to purchase an investment property on Long Island but I'm not sure of how much the closing costs are. Can someone tell me how to calculate them?

I'm going to my library today to get some books on landlording as a starting point. I want to do my due diligence but i guess I have to balance it with experience.

I expect to purchase my first tenant occupied rental property ( out of state) before year's end so I'm looking for information on landlording. Ideally after I purchase how do you introduce yourself to tenants, collect rents, takeover security deposits from prior landlord. Thanks in advance for all replies.
