I’ve heard when making an offer with a seller that you should offer so low that you feel bad about yourself about the offer. Is this a good thing to practice?

Are the sellers willing to sell at a substantial discount? Because if the seller wants around what they paid for it doesn't seem like it’ll be a good wholesale deal to me.

@Michael Lee thanks. I actually am using the reverse wholesaling method. I’ve been building my buyers list first before I did anything else. I talked to them and get their buying criteria. Now I just need to bring them the deals. Now marketing for motivated sellers is my next move.
