i actaully thought about that to but im kinda guessing not many management companies would be willing to do it.. i am also trying to figure out if you could hire a management company for a specified short period of time like if i was going to be gone 2 months in the summer or something like that

through credit checks and references mainly. honestly i dont know all that much about screening tennants. i guess if i had to say anything i would lean pretty strongly on references

yeah my biggest fear is bad tennants so im definately going to carefully screen my tennants.

This is directed to the seasoned investors. what caught you off gaurd going into your first rental property? what where you surprised about. what went wrong? what went right. I just think it would be interesting to hear

do most landlords write rent increases into the lease or do you increase it inbetween tennants?

ahhah no i dont even have a bicycle right now but im in the process of bulding one right now. basically i just wanna check prices of recent comps that could give me a clue as for what i should make as my intial offer for a property im interested in

the thing is im in college and i dont have a car on campus so my ability to get around is very limited

im looking into buying a rental property that is currentl rented to tennants who are section8. so i guess i have some questions about what that involves...

- does it change taxes for the property

- will section 8 tennants gennerally be very rough on the property

- any other problems i could encounter with section 8 tennants

- and finnaly is there any reason i should avoid section 8 tennants in my first investment property

if i found a multi family in my price range that seemed like a good deal i wouldnt be opposed but i have mainly been looking at single family. also im trying to go really really low end and low price so im figuring non will be in my price range
